05 / THE MODEL BEHIND THE EXPERIENCE
Two components.
Clearly explained.
Apartment rentals and additional hotel services are modelled separately. A planned 25% share of defined ancillary revenue does not mean an extra 25 percentage points of investment return.
The rental model uses 70% occupancy and proportionally scaled rental and cost assumptions. Ancillary operations use separate occupancy scenarios. The two models are therefore not added together as though they were a single consistent forecast.
Ancillary assumptions and operating viability
25% of own net ancillary sales plus commissions from external activities, after passing on partner shares. Equal allocation across 20 apartments is a modelling assumption; the contractual allocation remains to be defined. Apartment rental income is not counted twice. These are planning figures, not established operating results or promised distributions.

Does the 25% participation mean an additional 25% investment return?
No. It refers to a planned pool based on defined ancillary revenue. The amount allocated to an apartment depends on eligible revenue, the contractual allocation and operating viability. Apartment rental income is modelled separately.
How does the concept connect with local island life?
The project brief includes planned local community and children’s creative programmes, tree and coral initiatives, and solar-energy concepts. The programme for each location will be developed alongside the hotel.
Does submitting an enquiry purchase or reserve an apartment?
No. The form sends a non-binding enquiry and does not initiate payment or reserve a unit. Any acquisition or pre-subscription follows a separate discussion and project documentation.
